Gutter Replacement vs. Repair: What Makes Sense for Your SW Suburbs Home
By AJ Roofing | April 2, 2026 | Southwest Suburbs of Chicago
Gutters don't get much attention until they fail spectacularly. When that happens, homeowners face the same question: is this a repair situation or a full replacement? If you need a complete system, we specialize in seamless gutter installation that protects your foundation and landscaping.
When Repair Makes Sense
Some gutter problems are localized and genuinely straightforward to fix. A single cracked section, one sagging run caused by a loose spike or strap, a leaking seam on an otherwise sound system, or a downspout that's come loose from the wall — these are repair situations. If the gutter material itself is structurally sound, if there's no widespread rust or corrosion, and if the problem is isolated to one area, repair is the cost-effective choice.
Minor repairs on aluminum gutters — the most common type in our area — are typically in the $75–$250 range per section depending on the nature of the work. Seam sealing and re-hanging a section are quick jobs that restore function without the cost of a full system replacement.
When Replacement Is the Smarter Call
Several conditions point clearly toward replacement rather than repair:
Widespread rust or corrosion. Older steel gutters rust from the inside out. Once rust is visible on the exterior, the interior is usually worse. Patching individual rust spots is temporary at best — the metal will fail at the next weak point.
Gutters pulling away from the fascia at multiple points. If the fascia board itself is rotted — which often happens when gutters have been leaking or overflowing for years — the underlying wood needs replacement before any new gutter work is done. At that point, you're essentially doing a full job anyway.
Gutters older than 15–20 years. Aluminum gutters have a lifespan of roughly 20 years in Illinois conditions. Sectional gutters (the kind with seams every 10 feet) develop leak points at those seams as sealant deteriorates. A 20-year-old sectional system will have multiple failing seams, and patching each one is a race against time.
After hail damage. Hail large enough to damage shingles typically dents aluminum gutters visibly. If your roof is being replaced through an insurance claim, gutters should be on the same claim. Patching dented gutters while replacing the roof creates a mismatched system and leaves ongoing problems.
The Ice Dam Connection
In the Chicago suburbs, gutter condition directly affects ice dam formation. Clogged gutters hold water at the eave that freezes, creates a foundation for ice dam buildup, and adds weight stress to the gutter system itself. Gutters that aren't draining properly in late fall are a liability heading into winter. If your gutters are marginal going into the cold season, it's worth addressing before temperatures drop rather than after the damage is done.
The Case for Seamless Gutters
When replacement is the right call, seamless aluminum gutters are worth the modest premium over sectional systems. Seamless gutters are fabricated on-site to the exact length of each run, eliminating the seams where most leaks occur. They're custom-fitted to your home rather than assembled from standard lengths.
Seamless gutters cost more upfront — typically $8–$14 per linear foot installed versus $4–$8 for sectional — but they eliminate the ongoing maintenance of re-sealing joints and generally outlast sectional systems by several years. For a full gutter replacement, seamless is almost always the better long-term investment.
Gutter Guards: Worth It in Our Climate?
Gutter guard systems — screens, covers, or inserts that prevent debris accumulation — range from $1 to $10+ per linear foot depending on quality. In the SW Suburbs, where mature trees drop significant leaf and seed debris, guards can meaningfully reduce cleaning frequency. However, no guard system is completely maintenance-free, and cheap micro-mesh guards can actually create problems in ice conditions by allowing a surface for ice to bridge across.
If you're replacing gutters and interested in guards, discuss the specific product with your contractor. AJ Roofing can recommend options that perform in our climate rather than systems designed for warmer regions without freeze concerns.
